I started investing in Seattle in 2009, but the prices have gone up where holding onto properties costs you money each month (negative cashflow). I don't think it is prudent to invest in appreciation alone when the rent does not cover the mortgage and expenses. So now I invest in out of state rentals where the numbers make sense.
