MenuWhat are the most effective methods to find distressed hotel real estate and connect with property owners?
I'm interested in distressed hotel transactions, and would like advice from someone who has done this please.

Commercial real estate is completely different animal than residential. Loop.net is a popular site where you can review commercial deals. Outside of that you need to find pocket listings and build relationships with brokers and Realtors that list commercial properties. You can also go to http://www.Listsource.com and pull criteria to send out a mailer to a very targeted list of owners.
The answer to your questions depends of what you're looking for. If you wanted limited service distressed hotels, try the Asian American Hotel Owners Association. If you want full service hotels, you will need to check with CMBS servicers like CIII, CW, Midland, KeyBank. Either way, I strongly recommend a broker or partner to help you sort through your REVPar, ADR, and Occupancy projections.

Smith Travel Research (STR.com) has an array of reports and resources that provide insight into hotel industry metrics. There are roughly 7 type of market segments, defining what segment you want to look at will inform what type of metrics you need to look at.
Matt Knight was right on with recommending that you use RevPAR, ADR, and Occupancy history + projections; they are the industry's leading indicators for overall health of property.

What do you suggest for direct mail if I'm seeking motivated homeowners with equity, to buy at a significant discount
1. Make sure you have a great list. By "great" I mean targeted to the specific demographic and psychographic profile of your market. 2. Make sure you have a great message and offer. 3. If you aren't a skilled copywriter - hire one. Consider your cost of client acquisition (and if you haven't calculated your cost of acquisition - you need to before you do ANY marketing) when deciding on how much you can afford. 4. Is there some suggested price per acre to look for when looking for a self storage site for development ?
You would figure out your price per acre by the kind of rent you can collect in that area. You don't need to be right downtown in the richest area but if you want to have middle class clients you better be in a middle class area, call if I can help you more, thanks...Ken QueenKQ

Hotel Rate Parity Conflicts
Good question. I wouldn't be worried about litigation. Your (normal) worst case might be penalties from the OTA, a difficult ongoing relationship with their Market Manager and perhaps listing removals. What are some of the hidden costs most property development beginners miss on their first development?
There are lots of unexpected costs with land development and new construction. Examples include soft costs (arch, engineering, surveying, permit costs, etc) and hard costs (connecting utilities, clearing land, etc). Always have a reasonable buffer to take into account any unexpected costs. Best of luck!AC
