I am thinking of applying for business loan to build custom home. They ask for 3.5% interest, is that high or reasonable?
I need investment to build custom home, then sell to make profit, it will take at least two years to build, until the house sold, during this time, how do I pay back the loan? What is reasonable arrangement?

2 thoughts (as I've invested in and been part if a few real estate development projects). 1 - ask around and try and find friends who know people in the industry and ask for an intro. Don't go in asking for money, ask for advice - it works way better. 2 - search on Clarity for people who live in your city that have real estate experience, call and ask them for advice. The key is to talk to folks who have done it, ask a lot of really good questions - and if you listen carefully and do what they say, they might actually ask to be involved but it does take a couple meetings - so don't blow it by going in for the ask the first time.DM

Have you talked to the bank about closing on your "need" amount, and having them convert the remainder into a line of credit? Beyond that - this really comes down to a few loan terms, and some math. How does it impact the payment? Are you comfortable with the payment on the higher amount? How does it change your break even point at the cash flow level? Are there prepayment - early payment penalties? If so, are they worth the additional capital in the event you don't utilize it and want to pay it down? How is the loan interest calculated? Is it simple interest or amortized? In the case that its simple interest, you'll pay that interest regardless, because its rolled into the loan from the start. Be ready to provide a lot of info on your company and your financial health. Be aware these companies exist to make money so make sure you end up with payments you can handle. You'll also have loan covenants which will outline certain financial performance metric you'll need to hit. If you miss covenants your loan terms will change for the worse and it can even end up with bank taking control of your company.
