MenuHow can I get good traffic on my local real estate auction website?

The way I use to do this in Austin Texas...
1) Pull the property tax records for your county.
Usually you can purchase a physical CD with data for a few $100.
I use to purchase these every quarter, as #2 will change each time a property sells (tax data changes).
2) Lookup turnover threshold for your area.
Last time I did this in Austin, 3.2 years was normal threshold where people moved.
After the Houston flooding, it's anyone's guess how this number might work. Likely you'll have to come up with some other way to analyze data + I'll continue on about how I did this in Austin.
3) Start sending monthly letters to people who's tax bill address + property address are the same (owner occupants) providing them tips for staging their house for sale + providing coupons for local people to do staging work, like repairs + landscaping.
Also include a coupon for using your site at a discount to list their property.
Keep sending to these people, until they use your service (numbered coupon, so you can track them) or the property sells (property tax data changes).
4) There are many other strategies you can use with this data also.
For example, properties with common tax bill addresses are rental properties. You can stripe these (organize them into buckets) like between 2-5 properties or 6-10 properties.
Each bucket has a different marketing approach.
All sorts of imaginative ways to market to these people.
5) I share this technique with every realtor I meet.
So far no one has every used this technique, that I've told.
You're welcome to call me to talk more about this, if required.
I'm way out of Real Estate, so happy to share anything about this your like.
The real estate market is hot, hot, hot right now. I am not sure where you are located, but there are many options. My first question would begin with what kind of a budget do you have for advertising? Starting with free advertising, I would recommend your local newspaper with online listings, online sites like Kijiji or CL, Facebook groups and other online listed sites. Reach out to mortgage brokers who may have investors looking for more properties. Maybe call some local management companies for rentals, they have access to investors, and likely have a few houses in the mix as well. Look for other community boards that you can post a well-worded and visually pleasing notice. I can go on and on about this, and that's just the free options. Set up a call with me, if you want to continue brainstorming this idea. I wish you luck!
It depends. It depends on your locality. In case of US market where a locality is no more than 50,000 people with some 12000-14000 people with the online presence, social media is the best and most economical way to promote. But as I mentioned before, it depends on a lot of factors. To start with - create a badge and collaborate with small brokers to promote your website. You will need a good incentive for brokers. It will be great if you can provide me your locality and link to the website for further evaluation.
Property auctions have always been beneficial for sellers as they could quickly close a deal with the highest bid. The primary advantage is that customers set the price and the conditions for the deal. Online real estate auctions are thriving right now. The service has developed a large community of more than 4 million buyers and has already sold 329,000 homes. An auction real estate service targets buyers and sellers, who want a quickly closed property deal. Sellers are usually direct owners, or real estate agents, or asset managers. To create a real estate auction site, you need to incorporate all these features into the platform. Next, empower them to identify the characteristics of their offers, define the duration for bids, alter their postings, re-offer the property, and offer 3D visits. Users should have access to quick and advanced searches. Additionally, users should be able to save the best search results and collect their search filters into templates, so they do not have to re-customize search settings all the time.

What are some best practice to make a decision to invest in residential property?
I've been investing in residential and commercial real estate for over 10yrs and have learned from a lot of decisions along the way. Certainly depends on the type of property, type of investment, and structure of the transaction. For example the answer would be very different between a SFR and a 200 unit apartment complex. I always start with the macro - what is driving people to rent property in that part of the city. Will the reasons people are renting there continue to support future rentals and future rental increases (jobs, development rules, pricing, etc.) If I like what I see for that city and that part of the city from a macro perspective, I look at the economics of the property itself (price per unit in relation to deferred maintenance, does the NOI pencil out to what I need it to be, is there upside in rents or utility bill backs or appreciation, am I buying at a discount due to deferred maintenance or lease risks, etc.) Then I look at the structure of the deal itself - if I am leading the investment and have LPs, what is the rate of return for everyone involved. What is the holding period, plan to sell vs. 1031 exchange, etc. Some of the areas where there can be difficulty is on deferred maintenance that a seller is unwilling to compensate you for (negotiation techniques are your friend here). Issues with the leases (some might be easy to overcome and others may not be). Financing (will a bank want to own that type of property in that city).JM

How do I go about finding a real estate development partner who has experience with redeveloping industrial buildings into mixed use residential?
Go to city hall. There will be a desk for development...what name it is, well, that will change depend on the municipality. Talk to the staff and tell them what you want, and they'll send you to the right place. You want to talk to engineering and development staff and ask them who the best developers are. They will recommend who you should meet, and maybe even introduce you. When you are changing land use designations like this, it is very helpful to be familiar with city staff. The staff are the people who write the reports that go to council. Council depends on those reports for information to help them decide which way to vote. Ideally, you want a developer who is well known at city call, is used to working with staff, and is appreciated for their attitude. Density bonusing can be achieved in exchange for amenities, and if your developer has a history of making these kinds of horse trades with the city, all the better. What you don't want is a partner who gets the staff's backs up, and doesn't know how to get the best bang for their buck out of the development. Six years of city hall experience and in the construction field on my end.JK

What is the best advice you've received when you were starting out in real estate sales?
I co-founded and owned what became the 13th largest Century 21 franchise in the USA. I did the majority of the training. We hired hundreds of new and experienced agents each year maintaining an average active agent count of around 95 in our single office. Here is some of the advice I gave each prospective or new recruit. 1. Make sure you have a cash reserve to cover your personal and real estate business overhead for 3-6 months. 2. Treat your real estate business like you are in business for yourself even though you are not by yourself. Sound business principles still apply. 3. Networking and relationship nurturing are the keys to the kingdom. Prospect, prospect, prospect. (The agents that were proactively prospecting for clients were three to four times more successful than the ones that merely placed ads and waited for the phone to ring.) 4. Avoid the busy-work-trap. That is, do all the non-income producing work during non-prime time hours. If you can be prospecting, showing property or writing contracts, do it. Don't organize your desk, configure your CRM, write your ads, etc., in lieu of the activities that will earn your income. This happens more frequently than you might think. 5. Ignore the naysayers. My best agents earned between $250,000 and $500,000 regardless of the housing market or economy. Ironically, some of them were "intentional" naysayers. It was part of their strategy to discourage the new people. 6. Become a student of the business. Attend every conference available. Read every book. Listen to the CD's/DVD's on how to master the art of selling real estate (to borrow a title from Tom Hopkins). I've traveled the country training real estate agents & brokers. Give me a call if you have any further questions or would like a coach to accelerate your learning curve and success rate. All the best! Kevin McCarthyKM
