One approach to doing this is to use the old Radio Publicity model... which has made many a person a fortune...
This is how I built my first opt-in list back in the 90s, using Radio Interviews with people sending me letters, using Postal mail.
Hire someone to...
1) Read Dean's book.
2) Work out with you questions to ask.
Tip: At this point, likely you'll craft the questions to which you already know all the answers.
3) Person you'll be working with must be adaptive, fluid enough to craft an organic sounding interview.
4) Generally both you + the interviewer will both have specific goals for the interview. This might be something you're selling or some other conversion, like people emailing an address to opt into a list.
You'll both work out how to cross promote each other, when you're designing the interview.

Your why could be a lot of different things. It could also be a hard turning point on what you want to do with your life. It could be keeping you from investing in real estate as that may not be the path for you. Personally I purchased a few quadraplexes before i decided that the real estate route wasn't for me. There are several ways to get things going in real estate from management all the way to the more passive side. In my experience I don't particularly like being the manager of properties that I own, however I do enjoy owning them as long as i can have them managed by an outside company. How can I smoothly transition from full time worker to self-employment?
The ways I've done this in the past are 1) Find some customers that are willing to hire you (or your product) but know that you'll only be free nights & weekends to support/work with them. 2) Find a "partner" (co-founder or other) that's got a flexible schedule that can help build the business while you're at work. 3) Block out nights, mornings and weekends to build the business till you have enough orders to cover 50% of your salary. This might mean 7pm-11pm most nights, and 4 hours each day Sat & Sun. Make progress (sales $$$) and momentum. All that being said, it's risk reward. Sounds like you want to avoid taken the risk, and I get that .. but the upside is always smaller. Unless you put yourself in a position to have to succeed (ex: quitting your job) then you may never make the scary decisions that are required to build a company (like cold calling, going in debt, making a presentation, etc). I'm on company #5 with many other side projects started nights & weekends .. so I get it - but don't be afraid to bet on yourself and go all in.DM

What is the best country to start an online marketing and design business in?
I have registered over 20 companies in the last decade and from my experience I can tell you that every country serves a different purpose. I run a small gambling company that I have registered in Malta due to the legality of online gambling there. I have another company registered in Delaware, whilst my main company is registered in the Netherlands. If your business is only online I would advise you to register it in Europe or if you must in the United States in Delaware/Nevada. Credibility wise I would say that registering your company in Singapore or Malta or Costa Rica, will not benefit you much opposed to say Delaware or The Netherlands. How should I structure my real estate partnership?
I've been a commercial real estate broker for 5 years now and have ventured into a handful of business partnerships - some have worked and some have nearly ruined me. What I find, on a surface level, is that you must absolutely share the same VALUES and MISSION as your potential partner. Having even stake in the game also helps, as it avoids one partner eventually grabbing "the upper hand". If you are not bringing cash or equity to the table, be prepared to demonstrate how your hard work can be translated into $ value. What is the best way to capture and track referrals directed from a landing page?
There are a few ways to track things automatically, but they get complicated: - referral program software - Give your referrers special URL's with parameters that identify them as the referrer (like http://url.com/?referrer=JohnDoe), then push that value into a hidden form field - Create a separate landing page for each referrer I'd keep things much simpler to start. Just tell your social club that there's a referral program in place, then add a form field on your signup process asking who referred the new customer. If John Doe knows that there's a program in place, when he refers someone, he's likely to tell them "make sure you say I referred you". When the new customer joins, they'll likely remember to enter "John Doe" as the referrer. It's not bullet proof, but it's an easy way to start.CD
