MenuDo I need planning permission for a co-working space in London?
I am launching a co-working space in a property that I am soon to own in South London. Does anyone know if I need specific planning permission for this (it is based in a live/work property). Do I just need a B1 (office usage)? I will be renting desk space on a monthly basis to other entrepreneurs. How to approach the authorities in a way that doesn't cost the earth and take forever? Any info would be much appreciated. Thank you.
Also any other pearls of wisdom on setting up co-working spaces would be welcomed. I am hoping to create a great space and community for like-minded ambitious…

You don't need anything other than a B1 + the right rental agreements in place. You can have a building where one floor is residential and one floor is office space, that's perfectly normal usage.
With regards to setting up co-working spaces, there are loads of them now. So you should consider what makes you different.
I have plenty of experience working in London co-working spaces so can give good advice about what works and what doesn't if you'd like to arrange a call.

Hi! Hope you're doing great! I've work and interact with several co-works, helping them, as part of them with memberships and also using their facilities to organize events, i've seen a lot of them grow and some fail. So, i can share some strategies to have in mind : 1)Offer special discounts for the opening of the co-work for a limited time. 2)Always communicate the benefits of working in your co-work, and why they should go there. 3)Invite communities to use your facilities for meetups and similar events. 4)Go out and reach your potentials customers like business , tech students and startups. 5) You've said "we",so one of you should be focus only in business development, is the easiest and fastest way you're going to grow. What's the best way to raise money for a Coworking space expansion?
If you have an existing space, why not consider leveraging the current tenants for part of the money needed? Spend some money (tenants can pitch in for that instead) in a fundraising party! Invite local band, caterer (ask for discount in exchange of promotion) have some context for the event such as idea pitching, or brownbag, etc... as the main entertainment... sell tickets for that event.
