OWNER AND MANAGING MEMBER
Led team of 20 staff, for Real Estate acquisition, leasing, construction, managerial, and all aspects in between. Established departmental systems and procedures as well as corporate structure. Handled site selection, acquisition, construction and design, leasing, development and property management for residential and retail properties, medical facilities, storage units and airport hangars and other unique properties. Personally, responsible for acquiring financing and the continued relationships of development projects. Reviewed and approved all title work, surveys, restrictions, zoning, legal and regulatory requirements. Interfaced with government entities to secure necessary approvals. Built, owned and managed over 2.0 million square feet of leased space (free standing and multi-tenant) and residential properties. Established the corporate mission of “Buy It, Build It, Fill It, Run It.”
Devised strategy, purchased land and built over 100 Walmart Supercenter shadowed anchored properties in 26 states, establishing portfolio valued at $400 million.
Drove portfolio revenues from nothing to over $10 million a year in lease revenue.
Developed and operated 3 manufactured housing communities of over 200 homes. The Clubhouse had an indoor pool / spa and other facilities.
Owned and operated Carnegie’s Restaurant and Pub, Noble Roman’s Pizza franchise, Nation Wide Cellular Service, and Dollar discount stores, investments in others.
Owned and managed over 300 properties, each as a separate legal entity.
Installed first wind turbines powering Indiana offices in Angola, IN. This revealed a net savings in excess of $17,200.00 annually.
Handled build out, fixturing, computers, alarms, marketing and inventory for startup Dollar Store. Sales reached $231,000.00 and we sold the business.
Created Nationwide Cellular LLC and sold the business for $245,000 plus inventory.
Earned $180,000 EBITA annually by acquiring and turning around a failing restaurant in an old railroad depot, selling it at its peak value; it generated additional goodwill by being utilized entertaining prospective clients, and enhancing relations with current staff and lessees.
Captured $515,000 by purchasing and expanding a fixed base operation of a local airport, handling fuel sales maintenance, airplane sales, hanger leasing, aircraft leasing and lessons; this also assisted in our growth leveraging the facility to attain the best fuel and maintenance costs.
Saved hundreds of thousands of dollars, by designing and implementing management system covering income and expense category organization, obtaining bids for all services from subs, property tax fighting for reductions and other recurring issues.
Developed and built apartments, multi and single tenant retail centers, manufactured housing communities all with garages, Medical Facilities and Storage Units, Multi-tenant properties where are large as 60,000 square feet.
Earned incremental income, maximizing each property, by selling out-lot, selling driveway cuts, by adding rented billboards, cell towers and other ancillary uses. It was a constant pursuit of cost savings, and value enhancing.
